Unfortunately, this property is not available to student groups, parties or weddings. Families and those over age 25 are welcome to book! SEASONAL LAKE LEVEL NOTICE Please note that Lake Hamilton undergoes an annual drawdown starting November 1st, with water levels gradually lowered throughout the winter. The refill process begins between March 1st and March 8th, and the lake is typically fully restored by March 15th each year. This property is located in a quiet cove, which means that during the drawdown, water levels in this area drop significantly—often resulting in no visible water near the shoreline. Two hour early check is available for $50. Subject to availability. For peace of mind, we highly recommend purchasing travel insurance in case your plans change unexpectedly.

House Rules

**Availability of amenities cannot be guaranteed. No refunds provided.** Must be 25 or older to book. 1. No unregistered guests are allowed to stay overnight in the house. 2. Smoking is explicitly prohibited on the property. 3. Our cleaning company provides fresh linens, bath towels (1 per bed), a roll of paper towels, one trash bag per container and one roll of toilet tissue per bathroom. You should plan to bring your own: soap, shampoo, dishwasher detergent, beach towels and chairs, and anything else essential to your trip. Our cleaning company does not supply beach towels. 4. You will have a fully equipped kitchen with everything you need to cook and serve simple meals: standard coffee pot, standard toaster, crockpot, pots, pans, silverware, plateware, and drinkware. 5. HOT TUB: No children under 12 years are allowed in the hot tub. Please do not unplug or disconnect the hot tub, as this will cause bacteria to grow in the water. 6. KAYAKS: Life vests must be worn while using the kayaks. Once done, please return kayaks and paddles to porch area. If not returned, additional cleaning charges may apply. 7. GAME ROOM: Smoking is strictly prohibited. Please respect the arcade games and tables. You will be charged for damages to the pool table, air hockey, or arcade games. 8. THE GRILL: We have a gas grill. There is generally propane in the tank, but if it runs out you can swap it for a full tank at the nearest Walmart for approximately $15. IF THE TANK IS STOLEN, WE WILL CHARGE $75 REPLACEMENT FEE. 9. CHECKOUT INSTRUCTIONS: As you prepare to depart, please follow the instructions listed below: * Please take trash out to the trash cans. * Please load the dishwasher with dirty dishes and run a load. Our cleaners will put the dishes away. * Empty the refrigerator and freezer of all food and beverages. * Please return all TV remotes to their stations. * Please check for all your belongings. 10. Heating and air conditioning temperature ranges are pre-set and you are welcome to adjust the temperature within those ranges. 11. If you damage or break something, please let us know ASAP. 12. All communication is handled through the platform app.

The home is great for large groups. If you plan to stay for a awhile. I would consider bringing paper towels, cooking supplies, etc. not stocked with a lot of those items.

We rented this beautiful home for our family to stay for my Daughter's Hot Springs destination wedding. Couldn't be happier with the accommodations and the responsive communication from The Host. Our guests had nothing but praise about the home and their stay in the house. Every night ended with a fire and smores in the fire pit. We had a fantastic time and would recommend this home to anyone.

The location was great for hosting many people in one place. The house slept 16 individuals in beds large enough to have couples if needed. Only 20 min from Hot Springs downtown area with many shops and restaurants to try out. I will definitely stay again and reccomend this location to others.
