SEASONAL LAKE LEVEL NOTICE Please note that Lake Hamilton undergoes an annual drawdown starting November 1st, with water levels gradually lowered throughout the winter. The refill process begins between March 1st and March 8th, and the lake is typically fully restored by March 15th each year. This property is located in a quiet cove, which means that during the drawdown, water levels in this area drop significantly—often resulting in no visible water near the shoreline. Two hour early check is available for $50. Subject to availability. For peace of mind, we highly recommend purchasing travel insurance in case your plans change unexpectedly.

House Rules

**Availability of amenities cannot be guaranteed. No refunds provided.** Must be 25 or older to book. 1. No unregistered guests are allowed to stay overnight in the house. 2. Smoking is explicitly prohibited on the property. 3. Our cleaning company provides fresh linens, bath towels (1 per bed), a roll of paper towels, one trash bag per container and one roll of toilet tissue per bathroom. You should plan to bring your own: soap, shampoo, dishwasher detergent, beach towels and chairs, and anything else essential to your trip. Our cleaning company does not supply beach towels. 4. You will have a fully equipped kitchen with everything you need to cook and serve simple meals: standard coffee pot, standard toaster, crockpot, pots, pans, silverware, plateware, and drinkware. 5. HOT TUB: No children under 12 years are allowed in the hot tub. Guests use the hot tub at their own risk. Please do not unplug or disconnect the hot tub, as this will cause bacteria to grow in the water. 6. KAYAKS: Life vests must be worn while using the kayaks. Guests use the kayaks at their own risk. Once done, please return kayaks and paddles to the yard. Do not leave kayaks on the shared boat ramp. If not returned, additional cleaning charges may apply. 7. GAME ROOM: Smoking is strictly prohibited. Please respect the arcade games and tables. No food or drink on the game tables or pool table. You will be charged for damages. 8. THE GRILL: We have a gas grill. There is generally propane in the tank, but if it runs out you can swap it for a full tank at the nearest Walmart for approximately $15. IF THE TANK IS STOLEN, WE WILL CHARGE $75 REPLACEMENT FEE. 9. THE LAKE: Swimming is allowed in the lake. Guests swim in the lake at their own risk. We encourage the use of life vests at all times. A shared boat ramp is available for launching your boat. Do not leave vehicles parked on the ramp. 10. CHECKOUT INSTRUCTIONS: As you prepare to depart, please follow the instructions listed below: * Please take trash out to the trash cans. * Please load the dishwasher with dirty dishes and run a load. Our cleaners will put the dishes away. * Empty the refrigerator and freezer of all food and beverages. * Please return all TV remotes to their stations. * Please check for all your belongings. 11. Heating and air conditioning temperature ranges are pre-set and you are welcome to adjust the temperature within those ranges. 12. If you damage or break something, please let us know ASAP. 13. All communication is handled through the platform app.

Such a lovely place to host our family get together! The hosts were very responsive to our questions and so helpful as we planned a trip that included several elderly family members. There are four bedrooms on the first floor with bathrooms attached and the front of the house is accessible via front door and the garage. There is a large porch that wraps from the front of the house to the back of the house that is easily accessible with for folks with walkers and canes. The fire pit was wonderful and we enjoyed the kayaks and the youngest (14) enjoyed fishing from the dock. The kitchen and living areas were amazing. We made wonderful memories this weekend and are so grateful for the space and the hosts!

Our trip began with a plumbing issue at the original rental, but Michael and his team went above and beyond, upgrading us to a gorgeous lakefront home at no extra cost and even adding an extra night free. • Hosts: Outstanding communication and care, offered options, constant updates, even offered to move the kayaks for us. • Home: Spotless, beautifully decorated, peaceful, and huge! Four climate zones kept everyone comfortable. • Accessibility: Main level is step-free with wide entries, walk-in shower, and easy dock access. • Amenities: Fully stocked kitchen (coffee & creamer!), cozy couches, dining for all, pool table, and theater room. • Setting: Quiet lake view location—private yet close to town. We stayed 9 days and would absolutely book again!

What a fabulous spot for a 4 generation family reunion! The sleeping accommodations were great and it was wonderful to have so many en-suite bathrooms. What really sets this Airbnb apart from so many others is the seating. Too often there are enough beds, but not enough spots to have dinner as a group. With 18 folks, including 2, 90 year olds and a 3 year old, it was so much easier to stay in and eat all meals as a group. The living room also had sufficient seating for our large group. We spent our days visiting with each other, playing games, making food, and enjoying the river. We really appreciated the kayaks. The hosts were very responsive and helpful with finding a local photographer to take family photos.
